Wind, fire and snow
The Clear Creek canyon funnels west winds straight into Golden, and gusts over 100 miles per hour are recorded most winters on Lookout Mountain. Standard shingle installation doesn’t survive that. On every Golden roof we use six nails per shingle, hand-seal the rakes and eaves, and install ridge caps rated for high wind. For the homes up the hill, we often recommend standing-seam metal, which has no tabs to lift.
Fire is the other consideration. Genesee, Lookout Mountain and Mount Vernon are mapped wildfire zones, and a Class A fire-rated roof is both common sense and, increasingly, an insurance requirement. Asphalt shingles over proper underlayment are Class A; so is metal. Cedar shake is not, and we replace a lot of it.
Snow loads on the mountain roofs are heavier and last longer. Ice-and-water shield runs well past the code minimum on our mountain installs, and we plan snow guards and heat cable where the roof design calls for them.
